Hawkins & Hawkins are a family owned firm of Chartered Building Surveyors and Architectural designers based in Sedlescombe, East Sussex.

We are based in Hastings & Brighton covering Hastings, St Leonards, Battle, Rye, Bexhill, Eastbourne, Brighton, Tunbridge Wells, Tonbridge, Maidstone, Kent, Surrey, London and surrounding areas.
There are three common levels of home surveys that can be undertaken by RICS’ surveyors:
Level 1 — RICS Condition Report (Basic)
Level 2 — RICS HomeBuyer Report (Basic/Intermediate)
Level 3 — RICS Building Survey. (Detailed)
Choosing the correct inspection level is essential in understanding the construction, defects and maintenance issues in a building.
Level 1 Surveys are similar to that of a Mortgage Valuation and offer the most basic of information.
Level 2 Surveys are a more detailed inspection but are still a basic assessment and may be considered suitable for new, non-complex buildings i.e. modern flats. No cost or repair information is provided.
Level 3 Inspections are the most detailed inspections and suitable for virtually all buildings. They provide a detailed assessment of structure, condition, defects, repairs and approximate costs for the repairs required.
Our staff will always advise you of the differing inspection types and which is, or which is not, suitable for the property you are purchasing.
As a practice, we do not offer standard RICS template reporting and we have crafted our own bespoke reports which cover all of the standard RICS elements and more to suit your specific needs.
Our reports are written in plain English and are easy to read and understand. Our Surveyors are always on the end of the phone to discuss matters further if you need any further clarification.
Your Survey inspection will be undertaken by a RICS Chartered Building Surveyor with extensive experience and knowledge.
We have largely referred to pre-purchase Surveys. However, you can have a Survey undertaken at any time and in relation to more specific issues such as if you are struggling with a damp or subsidence problem or if you want to make structural alterations. Our Surveyors are able to carry out an inspection and report to you on these specific issues and advise you accordingly.

We are able to provide you with accurate, informative reports, from structural reports, building/ structural surveys, home buyer reports, schedules of condition and dilapidation and valuations.
We also specialise in 3D Architectural design and are able to offer services such as measured surveys, design advice, planning applications through to Building Regulations stages.
