If you are buying a property you should always have a survey carried out, before you enter into a binding contract to purchase, so that you are fully aware of the building's condition and any potential issues that could be costly to you in the future.
It is important to ensure that the Surveyor you choose is suitable, accredited and experienced to conduct a Survey for you. Choosing a RICS chartered and qualified (Royal Institute of Chartered Surveyors) inspector will help ensure that your Surveyor is experienced and qualified to advise you.
A survey can save you money on occasions as if there are problems with the property, you can often re-negotiate the purchase price to reflect the cost of the necessary repairs, or you may even decide that you don’t want to buy it at all, or that the repairs need to be done prior to purchase.
Your Surveyor will report on all areas of the property that can easily be reached and seen in accordance with the terms of engagement agreed with you beforehand.
The walls, roofs, floors, foundations and structural alterations are assessed for age, condition, and any signs of movement, settlement or failure.
Damp, water ingress, condensation, timber issues, roof failures and the visible signs that older or altered properties tend to hide.
Heating, electrics, plumbing and drainage - assessing their observed condition and likely age, and flagging where specialist follow-up may be needed.

Level 3 — RICS Building Survey. (Detailed)
Choosing the correct inspection level is essential in understanding the construction, defects and maintenance issues in a building.
Level 1 Surveys are similar to that of a Mortgage Valuation and offer the most basic of information.
Level 2 Surveys are a more detailed inspection but are still a basic assessment and may be considered suitable for new, non-complex buildings i.e. modern flats. No cost or repair information is provided.
Level 3 Inspections are the most detailed inspections and suitable for virtually all buildings. They provide a detailed assessment of structure, condition, defects, repairs and approximate costs for the repairs required.

Your Survey inspection will be undertaken by a RICS Chartered Building Surveyor with extensive experience and knowledge. We have largely referred to pre-purchase Surveys. However, you can have a Survey undertaken at any time and in relation to more specific issues such as if you are struggling with a damp or subsidence problem or if you want to make structural alterations. Our Surveyors are able to carry out an inspection and report to you on these specific issues and advise you accordingly.

As a practice, we don't offer standard RICS template reports. We have crafted our own bespoke reports which cover all of the standard RICS elements and more, to suite your specific needs. They are written in plain english and are easy to read and understand.
Our team will always advise you of the differing inspection types and which is, or is not, suitable for the property. Throughout the process, our Surveyors are always on the end of the phone to discuss matters further, if you need any further clarification.
