What is Permitted Development?

Permitted Development Rights allow households to extend and improve their homes without the need to apply for planning permission in some circumstances where it would be out of proportion to do so in light of the impact of works proposed to be carried out. 


Any works that are done under your Permitted Development Rights do need to meet certain criteria and standards. There are rules in place limiting the maximum size of extensions and loft conversations. However, these limits are rather generous and there is a lot you can do to improve your home without the need for planning permission. 

How do you comply with the Permitted Development Rules?

Whilst you do not need to go through the planning permission process, there is still some required paperwork. You have to demonstrate the extent of your build and provide plans to your local planning department. You will also need to obtain other documentation such as your Building Regulations Certificate, Party wall Agreements and Right to Light Reports if needed.


We can assist you in this process and help you to obtain a Lawful Development Certificate. This can be a helpful document to have to prove that the building works undertaken meet the necessary planning regulations. Together with your application we will need submit drawings of the existing building, the proposed building changes, site plan and location plan.  

What does this mean for you?

You are able to improve and extend your home without the need for planning permission in certain circumstances, saving time and money. 


In addition there has been changes to the legislation in relation to Permitted Development Rights in recent years. One of these changes has allowed homeowners to convert old, disused outbuildings into residential accommodation under Permitted Development as opposed to planning permission, these are commonly known as 'Barn Conversions'.
